  Borrowing funds to purchase a property via your SMSF is a great way to grow your retirement funds, however it is highly regulated and there are risks involved.

 

It is best to speak to a License Financial Advisor or an Accountant to ensure you are set up correctly before purchasing a property via an SMSF. 


Details that will help your SMSF be compliant:

  • Do you have an existing SMSF? (If not, you will need to set one up first)
  • Is the property residential or commercial? (This helps determine the deposit required, usually 20% for residential and 30% for commercial)
  • Does your fund have at least $200,000 to ensure you meet lenders liquidity requirements?
  • A separate Bare Trust will be required to hold the property 
  • Does the SMSF investment strategy align with purchasing a property?


  1. The property must: 

  • meet the ‘sole purpose test’ providing retirement benefits
  • not be acquired from a related party of a fund member
  • not be lived in by a fund member or any related parties
  • not be rented by a fund member or any related parties.
